How to Book our Holiday Rentals

SELECTING A PROPERTY & ASKING OUR ADVICE
Almond Blossom acts as a broker of holiday accommodation between the property renter and the property owner, based on each property’s individual web description and the hereby listed general terms and conditions. Our fees for this service are included in the rental price of the featured properties. The pages of this website will, we hope, provide you with all the information you need to make your choice of holiday rental. Once you have selected a property (or more than one), please click on the AVAILABILITY REQUEST BUTTON on the top right hand side corner of the website. We aim to respond all enquiries within 24 hours; a bit longer if your request arrives over a weekend. If however, you are not familiar with a particular region of Portugal and would like to discuss any special issues before booking one of these properties, please feel free to CONTACT US by email or telephone. We enjoy guiding clients about what properties we think they would enjoy and when is the best time to visit.

RENTAL PRICES
The rental prices listed on this website are quoted in either EUROS or UK POUNDS STERLING as a guideline only and subject to re-confirmation at the time of booking. VAT may be applicable and added in some instances. Our preferred method of payment is via BANK TRANSFER. If you wish to make a secure Euro payment via PAYPAL a surcharge of 3,5% will be added to the amount due. Bank details for making a bank transfer or a paypal payment reference will be supplied, once the availability and rental price of the property you are interested in, are confirmed.

HOLDING AN OPTION
You may PLACE A 24 HOUR OPTION to reserve a particular property until you reach a decision. Options automatically expire after 24 hours unless an extension is granted.

CONFIRMING & PAYING FOR A BOOKING
A member of your party (renter/leader of the party) must complete our ON-LINE BOOKING FORM on the top right hand side corner of the website, before we are able to confirm that we are holding your chosen property and dates for you. The person completing the booking form will be responsible for the booking and for acting on behalf of the all the guests. You will be sent a RENTAL CONFIRMATION (constituting a rental contract between the villa renter and the villa owner), listing the property name and rental dates, what is included in the rental price and payment details. Your provisional reservation will be held for 5 working days pending payment.

Payment of a NON-REFUNDABLE RENTAL DEPOSIT (up to 50% of the total rent due (depending on the individual terms of the property) is required to make your reservation definite. A booking is only confirmed once we have received the rental deposit.

The BALANCE OF RENTAL is due 6-10 weeks prior to the start date of the rental (depending on the individual terms of the property). Reminders will not be sent out and we reserve the right to cancel a booking if payments are not made in due time.

A SECURITY DEPOSIT against any accidental damages or breakages is applicable at most of the properties featured by Almond Blossom. This payment is due at the same time of the rental balance but in some cases and when pre-arranged, it can be paid locally at the property upon check-in. The villa renter undertakes to the treat the property, swimming pool and its grounds with the greatest possible care and immediately notify the property owner of any damage caused accidently or not, so that an assessment can be made and replacements and/or repairs undertaken. You will be charged for damages and breakages that are not considered as fair wear and tear and for extreme use of utilities including required excessive cleaning costs, replacement and/or repair to the property of any of its contents, the swimming pool and its grounds, excessive use of electricity due to air conditioning being left full-on with external doors open, and such like. The security deposit minus any applicable charges is refundable at the end of the holiday - please clarify locally before your departure that no charges are applicable, as this may delay the refund.

WHEN MAKING PAYMENTS, it is important to specify:
— The booking name (renter/leader of the party)
— The property name & dates
— The type of payment being made (i.e. non-refundable rental deposit, balance of rental, extra services booked or security deposit)
Please make sure that any BANK TRANSFER related charges are covered for at sender’s end - if any fees are wrongly deducted at beneficiary end, these will be added to the next payment due. PAYPAL payments will incur a 3,5% surcharge.

You will be sent the related TRAVEL DOCUMENTS and check-in details, once the full rental payment and the security deposit (if applicable) have been received. Unless otherwise specified, arrival at the holiday rental property is after 16:00 hours and departure on the last day, must be before 10:00 hours. If your flight arrives earlier or departs later, please check with us first, if an arrangement can be made to leave your luggage somewhere safe before or after checking-in/out.
Most of the properties featured by Almond Blossom provide a VILLA WELCOME BOOKupon arrival, listing comprehensive and helpful local information about restaurants and shops, banks and chemists, beaches and other local attractions.

CANCELLATIONS
If you have the misfortune to have to cancel your holiday rental, you will be charged in accordance with the following scale:
— 6-10 weeks or more before arrival at the property (depending on the individual terms of the property) - loss of deposit
— Less than 6-10 weeks before arrival at the property (depending on the individual terms of the property) - 100% of the total cost of the holiday.

CONCIERGE SERVICES, SPECIAL REQUESTS & CAR HIRE
Whilst we will aim to help with any last minute requests, please give us as much notice as possible - at least 1 month prior to the start of your holiday. Terms and cancellation fees will be detailed when the service requested is confirmed available.

GENERAL TERMS & CONDITIONS OF HOLIDAY RENTALS
The properties featured by Almond Blossom are for the private and quiet enjoyment of the renter and his guests with occupancy limited to the number of people specified on the property’s individual web description and rental confirmation.
The rental prices listed on this website include the use of the property, its contents and its facilities (house, swimming pool and its grounds); water, gas and electricity; some staff services and pool/grounds maintenance; bedroom linen, bathroom towels and in some cases, pool towels as well. Most of the properties featured by Almond Blossom, also provide a basic welcome food hamper. Should you require it, we are able to order extra food and beverages, as well as arrange for extra staff services at most properties. Cots and high chairs are generally available, but need to be requested in advance of your rental. Extra beds are available at some properties on request and an extra charge may be applicable. Please check the property’s individual web description for detailed information of inclusions/exclusions.
The renter is liable for any damage caused by his guests to the property, its contents or its facilities (house, swimming pool and its grounds). Unless previously requested and agreed to by the property owner/management, pets are not accepted, smoking is only allowed outdoors and parties are not permitted, whilst behaviour that generates a complaint from neighbours may result in termination of the tenancy. The property owner/management reserves the right to ask the renter to vacate the property immediately with no rent rebate/or charge extra, if the renter and his guests do not comply.
The rented property, its contents and its facilities (house, swimming pool and its grounds) are used at the renter’s own risk and that of his guests. Children must be supervised at all times by their parents or whomever the parents have delegated this responsibility to. We accept no responsibility or liability for loss or damage of personal items while staying at one of our featured properties.

Please do not forget to arrange your TRAVEL & MEDICAL INSURANCE!
It is in your best interest to take out travel and medical insurance to cover any unforeseen circumstances which may necessitate in the cancelation of your booking, travel delays, medical emergencies, loss or damage to personal items, as well as personal liability. To the best of our knowledge the properties featured by Almond Blossom are insured under the regulations of the region where located, but this may not cover all of the above mentioned points, so you need to make sure that you and all party members and guests are suitably covered.

The websites of www.almondblossom-rentalvillas.com and www.amendoeirasemflor.com are trading platforms for M M de Azevedo Coutinho, registered as a broker of holiday accommodation/services provider with fiscal address at Rua do Patrocínio 41, 1350-229 Lisboa in Portugal, and comply fully with all local legal requirements.
Please print a copy of these terms and conditions at the time of booking, as well as a copy of the description of the property you are booking, for your easy reference and in case of any disputes. All disputes will be governed by Portuguese law and the jurisdiction of Portuguese courts.
